In a landmark deal, Stonebridge has successfully negotiated the sale of Saltwater Preschool Newport — a brand-new, ultra-premium childcare centre in Sydney’s coveted Northern Beaches — for an impressive $16,011,000. Setting a benchmark yield of 4.37%, this standout result showcases the surging investor demand for best-in-class, long-leased childcare assets in tightly held metropolitan hotspots.

The property was sold via a high-profile, national expressions of interest process, conducted by Michael Collins, Brett O’Neill, Tom Moreland and Kevin Tong.

This transaction ranks among the largest childcare sales of 2025 and sets a new Australian record for the highest sale rate per licensed place at $181,943. The sale also achieves the sharpest yield for a childcare asset above $15 million since 2021, representing the tightest yield recorded nationally for a childcare investment of this scale in the past four years.

The property was acquired by a private interstate buyer from North Queensland, further demonstrating the continued depth and reach of Stonebridge’s national buyer pool. Leveraging their relationships and market insight, Stonebridge was able to introduce the successful purchaser, who had previously been an underbidder on another high-profile childcare campaign.

Completed in 2025, the 88-place centre showcases Hawaiian-inspired architecture and ultra-premium finishes, including a purpose-built pilates studio and expansive outdoor playscapes. The purchaser was attracted to the 2,387 sqm world-class facility, that is virtually impossible to replicate, offering long-term operational strength and investment security in one of Sydney’s most tightly held coastal communities.

The asset is secured by a brand new 20-year triple net lease to 2045, with options to 2065, to Saltwater Preschool, a dominant Northern Beaches operator with a 66% market share north of Mona Vale and a waitlist exceeding 400+ children.
