Stonebridge Property Group is pleased to confirm the ‘off market’ sale of the Eden Academy in Tarneit.

The property was sold via a targeted off-market campaign to a childcare fund. The eventual price and yield of just under 5% reflects the ongoing confidence from both the private and corporate sector towards the childcare market, particularly given the significant funding from the state and federal government towards the childcare sector.

Given that the childcare centre is under construction and was sold “off the plan” the sub 5% yield is particularly strong and another indication for the market’s appetite for childcare investment products.

Long NET leases, fixed annual increases and substantial depreciation benefits continue to be major draw-cards for buyers towards the childcare sector together with government funding.
