Stonebridge Property Group has recently announced the successful sale of Young Academics Kellyville, a strong performing childcare investment located in Sydney’s rapidly growing Hills District.
The property, located at 34–36 Poole Road, Kellyville, is improved by a converted childcare centre and residential dwelling.
The expressions of interest campaign was conducted by Tom Moreland, Michael Collins, Brett O’Neill, and Rory Alexander, and sold to a Sydney-based private investor for $4,000,000, reflecting a 4.75% yield.
Occupying a 1,073 sqm corner site, the asset is secured by a 20 year net lease to 2041 to Young Academics, one of New South Wales’ most dominant and fastest-growing private childcare operators. The lease includes fixed 4% annual rent increases, a three-month bank guarantee, and a net lease structure with the tenant responsible for all usual outgoings.
The Kellyville property benefits from its proximity to two major primary schools, Metro Station, and Windsor Road, servicing over 50,000 vehicles daily.
Part of ‘The Hills District’, it is one of Sydney’s fastest-growing LGAs, with projected population growth of 49% by 2046 and household incomes 74% above the national average.

The result marks Stonebridge’s 49th childcare investment sale of 2025, representing a combined sales volume approaching $300 million. In the past 18 months, this activity has seen Stonebridge broker the sale of over 52% of all individual Sydney childcare assets, including other Young Academics-leased freeholds in Box Hill, Leumeah and Woodcroft.
