Sydney Medical Asset Secures $4.3m Off-Market Sale Amid Investor Demand for ‘Sticky’ Tenants

Medical investments remain one of the most tightly held and highly contested commercial asset classes, with demand continuing to outpace supply across the country.

The latest Sydney transaction highlights this trend, with a freestanding Castle Hill property trading for $4,316,500 at a sharp 4.70% yield. The deal was brokered discreetly off-market by Stonebridge Property Group on behalf of the vendor, with the purchaser an interstate private investor.

The asset, located at 76 Showground Road, Castle Hill, is occupied by the Centre for Gastrointestinal Health, a specialist medical operator. Unlike traditional retail sectors vulnerable to shifts in discretionary spending, medical tenancies benefit from long-term stability, essential service demand and significant capital commitment through bespoke fit-outs.

These attributes underpin the perception of medical tenants as “sticky” – operators with strong goodwill tied to location and a clear incentive to renew at lease expiry – delivering the consistent passive income streams sought by investors.
